Building Cost Index

Building cost index is an index number that measures the average rate of input construction cost changes of categorised building in comparison with that of the reference month.

Applications

Amongst primary applications of BCI are:

In calculating the adjustment of variation of price in building cost during construction for compensation of price movement

As reference or yardstick to the building contractors as to the up and down trend of building cost in positioning their risks in tender pricing.

As a judgment tool as to the reasons of increased property prices

In estimating current cost for abandoned or deferred building project by using indices in adjusting previous cost estimate

To gauge the reasonable property price increase/escalation in relation to variation in major building material prices/labour prices

Category

The building cost index is categorized into nine categories of building for Peninsular Malaysia (six regions), Sabah and Sarawak (three towns respectively).
